Maintenance Request

All general repairs and maintenance requests must be made in writing. To make the process simple you can do this via our online form. Please keep in mind that sometimes it is not possible to arrange specific times with tradespeople as they are often required to attend emergency repairs which take priority and may cause delays.

The quickest way to have repairs attended to is by allowing access for the tradespeople. You can do this by selecting the ‘use agent keys’ access option below. Please contact Elaine by phone for all urgent repairs.

Maintenance Checklist

No Electricity or Lights

Have you checked with your supplier? Sometimes the electricity can be disconnected in the street or due to a default payment.

Please call your supplier and check the details.

Have you checked your fuse box? There maybe an overload due to a faulty appliance. Appliances such as a fridge due to recent movement can turn the fuse off or a faulty electric kettle. We recommend turning off all appliances and turning the fuse back on.

If the safety switch trips again please send an email.

If the safety switch stays on please begin plugging in your appliances one by one. You may find one appliance to be faulty.

If your lights are not working please try replacing the light bulb.

No Hot Water

If the water is connected to the electricity please check the fuse box. Please report this issue to our office.

If the hot water is connected to gas please check to see if the pilot light has gone out. Please follow the instructions to relight. Please ensure you contact the office to report this issue.

Kitchen Appliances

Kitchen Stove

Please ensure all the parts are connected correctly  If a fitting is mis-aligned the gas will not start  Please ensure the cooktop is clean and free from food to avoid any recurring issues

Please ensure to turn off the power to the stove if touching the fittings.

Kitchen Oven

Please ensure the timer is working on the oven  90% of ovens will not work without the timer

Please also check the fuse box.  Please report any further issues to the office.

Dishwasher

If the dishwasher is not turning on. Firstly, check the fuse box and ensure the fuse is on. Then turn off all appliances and turn the fuse back on. Please turn on the appliances one by one.  Please start with the fridge and the electric kettle.  If the problem persists and it is a fault of the dishwasher please report to the office.

If the dishwasher is not cleaning property please use a cleaning product which can be purchased at a supermarket.Sometimes there can be a build up of grime.  If the problem persists please report to the office.

 Washing Machine

Please ensure the washing machine is connected correctly. Please check the power, water taps and hose.

If you are the owner of the washing please arrange a plumber to attend.

Pool Issues

Please run through the following steps:

Sufficient water level –

  1. If the water level is too low the system will not allow the water to flow through the skimmer/cleaning boxes meaning the water doesn’t filter.
  2. Clear all leaves and debris at least once to twice a week. Please ensure you clean on debris from the pumps.
  3. Please ensure the pump is working.
  4. Please report if there is any further issues you are concerned about to the office.

Dripping Tap

Please report ALL dripping taps, shower head or toilets to the office as soon as this is noticed. This will ensure you do not receive a large water usage bill or a water flood. 

Remote Garage Control

Please replace battery and double check if working  Please report to the office if the remote is not working with new batteries.

Locked out?

We can help.

If you find yourself in the unfortunate situation of being locked out of your property you may visit our office to collect our office set of keys. It is important to note that, for privacy and security reasons, we are only able to give keys to tenants who are listed on the tenancy agreement and photo identification must be produced. If you lock yourself out after office hours you will need to contact a locksmith to gain access.
