Prepare a property for lease

Property investors looking to have long-term tenants and receive good rental returns need to ensure the property is desirable to tenants in the area.

You can dramatically increase its desirability and rental intake by spending some time and money on the presentation and maintenance of your property. This should provide a good return on investment in the long term.

There are many things you can do to maximise the rental income on your property and boost its potential for attracting quality tenants. If your property shows that it’s been cared for when the tenants move in, not only are you likely to get better tenants but they’re more likely to take good care of it.

A properly prepared home will not only fetch a better weekly rent, and attract a better tenant, it will also help ensure the whole rental process is simple and easy from start to finish.

Here is our checklist of what you should consider before leasing your property.

Keys & Remotes.

We require three full sets of keys including front door, back door, window keys, garage keys, post box and garage remotes.  We will hold one full set of keys in the office and two sets of keys will be given to future tenants.

Clean

We recommend leaving the property as you would like to find it when moving into a new property.  We can recommend a cleaning company, window cleaners and a handyman for any odd jobs if required.

Gardens & Lawns

We recommend again leaving the gardens as you would like to find them.  Gardens may require on going maintenance.  We can arrange a detailed plan of how to maintain the gardens.  We can also recommend competitively priced gardening companies.

Swimming Pool

We can recommend a pool company or work with the pool company that you are currently using. We will also create a detailed plan of how to maintain the pool for future tenants.

Air Conditioning

We will require all air-conditioning remotes left at the property.  These will be listed as part of the ingoing inspection report.  If the unit is faulty or damaged we recommend servicing this unit before the start of a new tenancy or excluding this air-conditioning unit from any future tenancy agreements.  We can recommend and organise air-conditioning companies we have used in the past.

Gutter Cleaning

We recommend that all gutters are cleaned and a gutter guard installed prior to future tenants moving into the property.  If there is any over-hanging vegetation around the house we recommend arranging the gardener to cut back and prune the trees.  This includes any trees in the neighbouring properties.  We can recommend and organise a gutter cleaning company to complete this work and any ongoing work throughout the tenancy.

Pets

If you have a pet we recommend a treatment to the property.  This can be completed by a pest control company.  We can recommend and organise a specialist to complete this work.

Smoke Alarms

We strongly recommend servicing the smoke alarms or installing new smoke alarms by Smoke Alarm Australia prior to future tenants.

Providers

Phone, Gas, Electricity, TV, Internet – We recommend cancelling or transferring plans for the property or transferring to your new address.  You may need to call your provider two weeks prior to closing the account. We recommend that all tenants secure a provider prior to moving in to avoid any delays with services.

Redirect Your Personal Mail

We recommend that you contact your local post office and arrange a re-direct.  This will avoid any confusion with the mail or the tenant receiving private information.
